It will be relatively difficult to assess the timing on when the enbloc will happen as there are varying factors that will affect the outcome.

1) Market sentiments - Rising interest rates is 1 immediate key factor where buyers are worrying therefore the results of the upcoming launch at Ang Mo Kio and Lentor will very likely have some impact on the potential of the real estate market moving forward.

2) Authorities - With rising interest rates, the authorities will also be monitoring very closely on the situation to keep the situation of over leveraging in check therefore there could be more measures coming in place that will impact the market behavior.

3) Different expectations among the owners of Orchid Park Condo will be the most critical aspect of determining the enbloc potential.

All in all, I am advising against timing the market for your purchase. If you are gunning for the enbloc to happen, then it is difficult to tell when it will happen, therefore if you do not intend to hold this property for long before you exit the investment, it is advisable to relook into your investment options to find an alternative.

Broadly, it takes approximately 18 - 24 months to finalize the completion, effective from the signing of CSA.
